Realtors prepare for statewide open house

AMELIA ISLAND, Florida — It was a logical choice: Stirling Moss, injured last weekend in a freak elevator accident at home, couldn't fulfill guest-of-honor duties at the 15th annual Amelia Island Concours d'Elegance, where he was to have celebrated the 50th anniversary of winning the last-ever Cuban Grand Prix in 1960 in a Birdcage Maserati. Who will take his place at Amelia this weekend? Carroll Shelby, whose Ferrari 410 finished 2nd at the 1957 Cuban GP. (Juan Manuel Fangio, who won that year, is no longer with us.)

Prices fall, inventories trend higher. Home prices fell again in February, as our price index fell to 22 from 25 in January, with any reading below 50 indicating lower home prices over the past 30 days. Prices likely declined in response to the fall in demand, weaker inventory trends and an increased time to sell. Our home listings index came in at 44 (from 33 in January), below a neutral reading of 50, indicating higher inventories over the past month (readings below 50). Our time to sell index also came in at 44 (from 33 in January), below a reading of 50, suggesting a longer time needed to sell a home. We think prices will face additional pressure from higher inventories and the increased time to sell, as well as from bank owned foreclosure inventory not currently on the market.

Foreclosed borrowers may get loans again

NEW YORK – March 8, 2010 – Will people who currently face foreclosure or short sales or who walk away from their underwater properties ever be able to get financing to buy another home down the road?

Banks haven’t been very forthcoming on this issue. However, knowledgeable observers of the situation say that while it may take some time, the situation will right itself for most people.

Because bankrupt borrowers have eliminated their debts, they should “constitute attractive fodder for mortgage lenders,” says University of Michigan law professor John Pottow, whose specialty is bankruptcy.

As home prices and the mortgage market stabilize, lenders will be motivated to lend to people who previously had financial troubles if they look like they can pay the next time around, says Alan Riegler, a consultant with CCG Catalyst, which advises banks.

“The lender who figures out how to do more of this case-by-case stuff cost-effectively is going to end up ahead of the pack,” Riegler says.
